Rossmar & Graham's origins date back to 1968 when the company was founded on providing the highest quality property management services to our clients here in Arizona.

In 1997, Rossmar Community Management, Graham Community Management and Community Association Management Company were merged and partnered with FirstManagement Partners. As Arizona has changed, so has Rossmar & Graham. Once a "mom and pop" management company, Rossmar & Graham has matured into the pinnacle of what professional community association management should be. The leader in Arizona, Rossmar & Graham has set a new high standard for the industry to follow.

Whether it's our beautifully bound Transfer & Disclosure Book which acts as the Board's "Welcome Package" to new homeowners, or our Party Wagon which was designed to bring homeowners together in a social setting, Rossmar & Graham continues to reinvent what HOA/condominium management services should be.

FOUR OFFICES/FIVE REGIONS

At Rossmar & Graham, we have organized the company into five regions to better serve our associations giving them a "closer" feeling of service: Northeast Valley, Central Valley, East Valley, West Valley and Tucson. Conveniently located, our four offices are in Scottsdale, Mesa, Peoria and Tucson, positioning Rossmar & Graham to provide excellent and timely management services.

MID-RISES AND HIGH-RISES

As the real estate landscape changes, Rossmar & Graham has the flexibility to adjust. Traditionally, HOA's and condominiums made up a large part of the homes available in Arizona, however, with the rise of land costs, vertical living or mid-rise/high-rise development has recently emerged. Rossmar & Graham proudly provides services to eleven of Arizona's most prestigious buildings, including: The Landmark at Kierland, Edgewater at Hayden Ferry Lakeside, Bridgeview at Hayden Ferry Lakeside, Mosaic, Summit at Copper Square, Omega, Easy Street, The Regency, The Mark and The Residences at 2211 Camelback.




MASTER COMMUNITY MANAGEMENT

Of the nearly 400 communities serviced by Rossmar & Graham, twenty-seven are master communities. These communities make up some of Arizona's most recognizable Associations: Desert Ridge, Cimarron Hills at McDowell Mountain Ranch, The Foothills, Foothills Club West, Red Mountain Ranch, Troon North, Arizona Traditions, The Boulders, Desert Harbor, Lakewood, and Andersen Springs, to name just a few.

Master communities require a different type of management service because of the vast responsibilities traditionally found within a master community, i.e. amenities, multiple parcels and/or sub-divisions and commercial entities. In addition, the accounting and financial reporting of a master community requires an in-depth understanding of all the elements within the community.

MANAGER SUPERVISION AND TRAINING

Managers at Rossmar & Graham are supervised by one of four Vice Presidents: Kathy Van Hilsen, Vice President - Southeast Valley; Mike Kuzmin, Vice President - West Valley; Doug Austin, Vice President - Northeast Valley; Pam Secord, Vice President - Central Valley;. Rossmar & Graham's Vice Presidents do not manage communities, rather, they are responsible for supporting the managers in their regions and insuring they have the tools and resources necessary to provide excellent service.

A typical portfolio manager at Rossmar & Graham has no more than ten properties. By limiting our managers to ten properties, they are better equipped to manage and satisfy the Boards and homeowners they serve. Each manager goes through extensive training. This training begins with Rossmar & Graham University, and an overview of the company and how our departments interact with one another and the products and services we provide. Managers are also trained one-on-one with their Vice Presidents, weekly with round-table discussions, monthly with vendor "Lunch and Learns" and our Monthly Manager`s Meeting on the last Thursday of the Month. We also encourage and assist financially with our Manager`s continuing education through CAI and AACM, two organizations through which our Managers receive their distinctions such as CAAM, PCAM, AMS and CMCA.

BOARD MEMBER TRAINING

Our Vice Presidents oversee training for our Board members. Conveniently scheduled in the evening, classes run approximately two hours and address everything from running a Board meeting to effectively adhering to the CC&R's and By-Laws and creating community in our Associations. Each class is designed with the attendees' CC&R's and By-Laws so that it is specific to their community. This class is complimentary and has proven to be an excellent investment of our Board members' time.

THE LEARNING CENTER

Rossmar & Graham has created a state-of-the-art Learning Center in its Corporate office which features exhibits of amenities a community manager will experience in a typical community. Whether it is the built-in pool, roof structure, asphalt, irrigation or gates, a manager will not only visualize the exhibit, they will also listen to a narrative which features a description of what they are viewing and how it should be maintained and cared for.

Jim Hanley, PCAM, CMCA, CAAM
President

As President of Rossmar & Graham, Jim Hanley ensures the team of professionals brought together under the umbrella of the Rossmar & Graham Family of Companies work toward the vision the company has in satisfying our clients' needs. His forward thinking approach has earned Rossmar & Graham the distinction of being named the "number one homeowner association management company in Arizona" by RANKING ARIZONA: THE BEST OF ARIZONA BUSINESS two years in a row (2007 and 2008). In addition, Rossmar & Graham is ranked the number one Homeowner Association Management Company by PHOENIX BUSINESS JOURNAL.

Prior to joining Rossmar & Graham, Mr. Hanley was a Regional Vice President with The Wentworth Group, a FirstManagement Partners company in New Jersey. In addition to his management responsibilities at Wentworth, Mr. Hanley created and supervised an insurance agency which specializes in community association insurance.

A recipient of the highly coveted PCAM, CMCA and CAAM designations, Mr. Hanley brings over 25 years of experience to Rossmar & Graham. He is passionate about his role in this highly specialized industry of community association management and has been active in CAI, where he has been a speaker at the local and national levels; he is a founding member of Arizona Association of Community Managers, where he currently serves as President-Elect on the Board of Directors. Mr. Hanley has also been a member of the Board of Directors of The Leadership Centre, where he shares his knowledge of our industry with Board Members and homeowners in the Greater Phoenix area. In 2003, Mr. Hanley received the esteemed "Brian L. Zemp" Award for his services to The Leadership Centre in working together with them to promote community.

Curtis Coghill, PCAM AMS CAAM
Chief Operations Officer

Mr. Coghill has been involved in the community association management industry since 1984, joining Rossmar & Graham in 1991. With a background in construction, beginning in 1977 with Del Webb Communities, and first-hand experience in the service and trade industry, he began facilities management in 1984. After joining Rossmar & Graham, he went on to receive his degree in electronics while at the same time managing one of R&G's premiere condominium communities in Paradise Valley.

In early 2004, Mr. Coghill was promoted to Senior Vice President and in 2008 to Chief Operations Officer. In his role as COO, Curtis works to ensure our information systems, network programs and processes provide excellent support to aid our staff in their ability to work effectively in their positions and provide superior service to our clients. He also heads up initiatives to bring the latest technological advances to our clients which are effectively changing the way our business operates today.

Mr. Coghill holds several licenses with local and state governing authorities in the construction field. In addition, he has completed many specialized courses in mechanical and electrical systems, plumbing and electronics, thereby giving him knowledge on a wide array of subjects, all of which affect our Associations daily. In 2003, Mr. Coghill received the highest designation in our industry, that of PCAM, Professional Community Association Manager; he also holds the designation of AMS, Association Management Specialist and CAAM, Certified Arizona Association Manager.

David Rottner, CPA
CFO

Mr. Rottner joined Rossmar & Graham as its CFO in August of 2002. His extensive background in both private and public accounting includes seven years in the homeowner association management industry. Prior to joining Rossmar & Graham, Mr. Rottner served as Chief Financial Officer to R&G's affiliate, Prime Management Group in Boca Raton, Florida. His responsibilities as R&G's CFO is to oversee both corporate and association accounting and all the departments this encompasses.

Before his career in the association management industry, Mr. Rottner served as the Chief Financial Officer of Ensec International, Inc., a publicly-held integrated security system company. He worked for over seventeen years in public accounting and is a certified public accountant in both Florida and New York and is a graduate of State University of New York at Albany in 1978.

LORI LOCH-LEE, PCAM CMCA AMS CAAM
Sr. Vice President

Upon receiving her bachelor's degree in Business from University of Wisconsin, Ms. Loch-Lee pursued a career in Retail/Wholesale Management. She worked for 18 years with nationally recognized retail stores such as Dayton-Hudson, Ann Taylor and Pier One Imports in customer service. Desiring a change, Ms. Loch-Lee began pursuing other interests.

Interested in the challenges and flexibility of an association manager, she secured a position with Rossmar & Graham in 1999 as a Professional Community Manager. She built a portfolio of ten associations with a wide range of single family homes and condominiums. A natural leader, she was promoted to Regional General Manager in 2001 and in 2003, she was promoted to Vice President, overseeing 20 portfolio and master community managers in our Mesa office. As Senior Vice President, Lori provides supervision to our regional Vice Presidents with a focus on customer retention, training and vendor services.

Lori volunteers her time educating homeowners and Board Members for the City of Scottsdale; she is an active member in CAI (Community Associations Institute) and sits on their Education Committee; she sits on the Board of Directors of APCM (Association of Professional Community Management); and she has worked with the Leadership Centre and twice received their "Instructor of the Year" award. In 2004, Lori received the highest designation in our industry, that of PCAM, Professional Community Association Manager.

MICHAEL KUZMIN, PCAM AMS CAAM
Vice President - West Valley

Mr. Kuzmin began his professional career in 1973 with an international oil company and quickly became General Manager of International Supply Operations. This position exposed him to many diverse individuals and personalities and helped him develop the critical communication skills which are necessary and key to any successful business relationship. It was during this time that Mike earned his Bachelor's degree in Professional Studies -- Management from Pace University. He also holds a degree in Marketing from Westchester Community College.

In 1996, Mike moved to Arizona. With his strong background in management and operations, he joined Rossmar & Graham as a Professional Community Manager. In February 2003, he was promoted to Vice President. In this position, Mike's duties included overseeing and supervising the Scottsdale Office, which included a team of association portfolio managers, and working with master association managers in supporting the team concept of our organization.

Today, Mike is Vice President of our West Valley region where he is actively involved in the supervision, support and guidance of fifteen professional Community Managers.

DOUG AUSTIN, CMCA AMS CAAM
Vice President - Northeast Valley

Mr. Austin came to Rossmar & Graham in 2003 as a Professional Community Manager and one of our rising stars. The executives at Rossmar quickly recognized his abilities as a leader and promoted Doug to Vice President of the Northeast Valley region in early 2004. Currently overseeing 21 portfolio and master community managers, Doug's responsibilities include mentoring, assisting, supervising and stepping in wherever his help is needed.

Prior to joining Rossmar & Graham, Mr. Austin had a career in the reserve study industry. This background has proven to be extremely valuable as he assists his managers in guiding their communities to make the proper decisions as they relate to their common area elements and financial stability. Mr. Austin also spent nearly twenty years in the wholesale distribution business as General Manager in charge of three distribution centers across the United States and overseeing a staff of over forty individuals.

PAM SECORD, CAAM
Vice President - Central Valley

Pam first learned about Community Association Management in 1998 when she purchased a home in Arizona. She met with executives at Rossmar & Graham and thus began a new career for which she is passionate. Within a year she was promoted to General Manager and later became Assistant to the Vice President of the Southeast Valley Region. In 2007, her dedication was rewarded when she became Assistant Vice President of the Central Valley Region.

Pam's dedication to our industry knows no bounds. She sits on the Board of Directors of her association, Coronado Ranch; she sits on the Board of Directors of, and is an instructor for, The Leadership Centre, a group which is dedicated to the education of HOA Board Members, Homeowners and City Leaders; and she regularly volunteers her time teaching for the City of Glendale's HOA Academy and is considered one of their best instructors.

Highly educated, Pam holds a BS in Mortuary Sciences as well as a Juris Doctorate from the University of San Diego.

KATHY VAN HILSEN
Vice President - Southeast Valley

Kathy's distinguished career in the HOA industry began in 1993 where she learned all aspects of community management, including administration, compliance and financial management. She steadily rose through the ranks, starting as an administrative assistant and then being promoted to community manager. As manager, Kathy brought a positive, can-do attitude to the communities she managed, giving great confidence in her abilities to the Boards with whom she partnered.

In January 2007, Kathy continued her career with Rossmar & Graham. Her proven leadership qualities and strong work ethic, balanced with a desire to bring harmony and unity to the community's she managed, propelled her to her current position of Vice President of the Southeast Valley Region. In this role, Kathy oversees sixteen managers in a region with sixty-five communities.

Kathy is currently studying for her CAAM designation from the Arizona Association of Community Managers (AACM), an organization dedicated to professionalism and ethics within our industry.

CANDICE BARON
Director of Business Development

Ms. Baron joined Rossmar & Graham in 2001 after spending eleven years in the television commercial production industry as both business manager and west coast sales and marketing director to a stable of feature film and television commercial directors. Her background in the highly creative and competitive industry of television production adds an exciting dimension to her role as Director of Business Development for Rossmar & Graham. Her primary responsibilities include the procurement of new business for the company, public relations, the creation of marketing pieces which showcase the company's services, and contract administration for all of Rossmar & Graham's communities. Along with her colleague, Lori Loch-Lee, Ms. Baron volunteers her time educating homeowners and Board members in conjunction with the City of Scottsdale.

In addition, Candice is extremely involved in upholding the Company's philosophy of giving back to the community. She created the program "Operation Benevolent Heart" (which was a featured segment on KTVK News Channel 3 "The News Show"), orchestrated build days for Habitat For Humanity, organized a Pen Pal program between employees at Rossmar & Graham and soldiers in Iraq, and is one of the key members of the company's annual charity celebrity golf tournament. She also holds an active real estate license in the State of Arizona.

David Aspiras - Sr. Account Integration Manager

Mr. Aspiras' primary responsibility as the Senior Account Integration Manager is to oversee the transition for New/Incoming accounts to ensure a smooth and seamless transition both for the Board of Directors and the homeowners. This not only includes existing HOAs or condominiums, but builder accounts as well. This role involves insuring the community has the proper documentation, financial information and reserve contributions from the builder to ensure a smooth transition to a homeowner-controlled board of directors.

After graduating cum laude from Menlo College with a bachelor's degree in Business Administration, Mr. Aspiras joined Frost & Sullivan, a marketing, consulting and training company. Mr. Aspiras was the Quality Assurances Manager for the Communications and Information Technology group. He was responsible for the quality control of the group's subscription, consulting and syndicated reports. In addition, Mr. Aspiras developed and managed the group's Customer Service Program, which included inquiries from the subscription group and the Customer Feedback Program. Mr. Aspiras is the author of a number of syndicated and custom consulting reports.

Irene Juergens - Director of Management Data Programs

Ms. Juergens began her career with Rossmar & Graham in 1983. She steadily moved up through the ranks of the organization, mastering each department along the way. Her role as administrative assistant to five managers gave Ms. Juergens insight into the day-to-day situations that arise with our customers. She progressed to Service Coordinator, handling maintenance calls for 140 associations, preparing maintenance reports for all of our associations and acquiring bids for Property Managers. As executive assistant to the regional general managers, she enhanced her knowledge in the management of communities from the management point of view. Ms. Juergens moved up to Director of Administrative Services supervising twenty-two employees. With her expertise and comprehension of new management data programs, Ms. Juergens was promoted to Director of Management Data Programs. In this position, her responsibilities include all aspects of utilization and training for current and future management databases.

Karen Crandell - Director of Transfers & Disclosures

Upon graduation from college in Washington State, Ms. Crandell jumped into the world of business as a sole proprietor. After fifteen years, she began looking at new opportunities and challenges and settled into the field of community association management.

Ms. Crandell joined Rossmar & Graham in 2001 as a Transfers & Disclosures Specialist. After one year, she left the department to become Customer Care Manager. Longing for the fast pace of T&D, she was soon promoted to Director of Transfers & Disclosures and found the career she is passionate about. Her responsibilities include the timely processing of information on individual homeowner accounts, while working together with title companies to ensure a smooth transaction which results in the successful closing for both buyer and seller. Currently, Ms. Crandell's department completes over 600 transactions per month.

Christine Payne - Director of Customer Service

Ms. Payne joined the Rossmar & Graham organization in 2004. She was promoted to Director of Financial Services in 2005. In 2007, Christine was again promoted, this time to the newly established Customer Service Call Center. Since her transition to Director of Customer Service, Christine has had an integral part in creating the blueprint for the highest level of customer service possible for Rossmar & Graham associations and their homeowners. Christine has set extremely high customer service goals for her staff and has seen these goals continuously met since the opening of the call center in January. Considered the "Managers of First Impressions", the customer service representatives are some of the most qualified employees from the accounting and management areas of the company. Christine has committed herself to assisting Rossmar & Graham in providing the utmost in quality customer service to community homeowners in Arizona.

Kim Smith - Director of Financial Services

Kim Smith joined the Rossmar team in 2001. Initially part-time while pursuing her degree, she transferred to full-time in 2004 and rapidly became a star in the Financial Services Department. Her abilities and initiative as acting assistant to the Director of Financial Services was appreciated and noticed by the Executive Team. Her hard work and devotion was rewarded in January 2007, when she was promoted to the Director of Financial Services.

As Director of Financial Services, Kim supervises and assists the financial services staff with the collection of delinquent assessments and related charges, assists property managers with obtaining accurate legal advice, and acts as liaison between the associations and their attorneys. Kim exudes a calmness and patience that is extremely successful in the collection environment. She prides herself on providing outstanding service to the nearly 350 Rossmar managed communities through sound decisions and continuing education.
